Deine Aufgaben

Der Contract Manager Portfolio Management Real Estate ist für die Vertragsverwaltung eines definierten Immobilienportfolios (Mietvertrags- und Nebenkostenmanagement) verantwortlich

Property Management:

  • Planung, Budget- und Berichterstattung auf Objekt- und Legaleinheitsebene inkl. Koordination weiterer kfm. Sachverhalte
  • Kfm. Prüfung von Rechnungen und Rechnungsfreigaben
  • Prüfung von Nebenkostenabrechnungen angemieteter Objekte und Durchsetzung von Ansprüchen (dienstleistergestützt)
  • Erstellung von Nebenkostenabrechnungen und internen Leistungsverrechnungen
  • Verantwortliche Bearbeitung der Anforderungen aus dem internen Rechnungswesen
  • Kfm. Überwachung und Verwaltung der (Unter-) Mietverträge, Gewährleistung rechtzeitiger Verlängerungen und Einhaltung der Vertragsbedingungen
  • (Nach-) Verhandlung und Erstellung von externen Mietverträgen sowie internen Untermietverträgen

Stakeholder Management:

  • Kontaktpflege zu internen und externen Stakeholdern
  • Zusammenarbeit mit den Rechts- und Finanzteams, um sicherzustellen, dass alle Mietverträge den internen Richtlinien und rechtlichen Anforderungen entsprechen

Finanz- und Risikomanagement:

  • Eigenverantwortliche Entwicklung und Verwaltung von Immobilienbudgets, Prognosen und langfristiger Finanzplanung für das nicht betriebsnotwendige/nicht geschäftsspezifische Portfolio

Dein Profil

  • Ausbildung und Berufserfahrung in der Immobilienwirtschaft, gerne Studium oder Fachwirt
  • Mindestens 5 bis 10 Jahre Erfahrung in den Bereichen Portfolio-, Asset-, Property- oder Facility Management
  • Sicherer Umgang mit SAP (FI/CO/MM) sowie sehr gute Kenntnisse der gängigen MS-Office-Anwendungen, insbesondere Excel und PowerPoint
  • Erfahrung in der Verwaltung von Mietverträgen
  • Erstellung und Prüfung von internen Leistungsverrechnungen sowie Nebenkostenabrechnungen (Betriebs- und Heizkosten)
  • Verhandlungssicherheit und Durchsetzungsvermögen
  • Eigeninitiative, Einsatzbereitschaft und ausgeprägte Dienstleitungsorientierung
  • Sicheres Auftreten, Belastbarkeit und Teamfähigkeit
  • Hohes Maß an Integrität sowie die Fähigkeit mit sensiblen Informationen umgehen zu können
  • Gute Fähigkeiten zur Kommunikation auf internationaler sowie interkultureller Ebene sowohl in konzerninternen Teams als auch mit externen Dienstleistern
  • Sehr gute Englisch- und Deutschkenntnisse in Wort und Schrift
